A Guide to the Building Process

Considering the option of building your new home but not sure where to begin? It's understandable but we have you covered. 

Whether you have decided on your ideal block, visited display homes or are firmly at square one, the following tips will help you on your way to your dream home.

1. Do your research

The best possible way to start your new home journey is to do your research. Speaking with a finance broker to get a better understanding of your financial situation is a great start. Following that, you can begin to take a realistic look at areas you would like to live in and what those areas offer not only now but also in the future. Also, look online at prospective builders available in your chosen location and visit their display homes to get a good idea of what's on offer. Also, make sure to check out whether you would be eligible for any government grants or entitlements such as the First Home Owner Grant.

2. Lock in on a budget

While not the most glamourous step in our list, this is potentially the most important. After you have an understanding of what your finances may allow and what is on the market, you will need to consider what you will allow yourself to spend and how you can attain it. By having a realistic figure to aim for, you will have greater motivation to save and can begin to cut unnecessary spending. A great app to help your goal is Goodbudget.

3. Choose a block

You’ve done your research and spoken with finance professionals, now comes the exciting part. Choosing a place to live is more than just where you’ll build your home - it’s about the lifestyle it will allow you to have. Consider parks, playgrounds, upcoming infrastructure and access to existing amenities. Speak with the land consultant of the area you choose as they can offer a wealth of knowledge and forecasting. Handy hint: don’t forget to consider the orientation of your block to capture the north sun. 

4. Choose your builder and floorplan 

One of the most exciting parts of the new home journey is when you start visualising your new home. Look at every available builder and floorplan you can to help you choose a home that will be able to accommodate you and your family. The choice of bedrooms, living areas, bathrooms, entertaining areas and the works are entirely up to you. When you have found a design you like, make sure to arrange to see it in person - this will help confirm if it is the right fit for you. 

5. Inclusions & optional extras

Once you have settled on a home to fit your block, you get to channel your inner interior designer to decide on inclusions and optional extras. This includes every facet of your home including finishes, fixtures, colours, materials, windows, doorknobs and everything in between. In this crucial step, the budgeting mentioned earlier will become much more appreciated.
